Real-estate prices survey: the figures for the 3rd quarter 2019

The Belgian statistics office has published the country’s real-estate figures for the 3rd quarter of 2019. An opportunity for BuyerSide to take stock of the trend in real-estate prices and identify the most and least expensive regions, provinces and communes in Belgium.

The regions

As was the case in 2018, the 2019 ranking reveals clear differences between the regions of Belgium. The Walloon Region is the least expensive, followed by the Flemish Region and finally the Brussels-Capital Region. For example, a detached house cost an average of € 250,000 in the Walloon Region, € 335,000 in the Flemish Region and € 825,000 in the Brussels-Capital Region.

Rising prices

Whether it is a detached, semi-detached or town house or an apartment, the median price of virtually all types of housing increased to varying degrees compared with the same period in 2018. In the Walloon Region, detached houses underwent the biggest rise, up 6.4% compared with 2018. This is followed by semi-detached and town houses (+5.6%) and apartments (+4.9%). 

Conversely, in the Flemish Region apartments recorded the highest increase, up 5.6%, followed by detached houses (+4.7%) and semi-detached or town houses (+2.6%).  

The Brussels-Capital Region recorded an increase of 7.5% for apartments and 6.4% for semi-detached or town houses. Detached houses alone saw a drop in the average price of 16.5%.

The provinces

If you are looking to settle in the Walloon Region, two provinces are considered to be the least expensive depending on the type of housing you would like. Hainaut is the most attractive province if you want a semi-detached or a town house or an apartment. For a detached house, however, the lowest prices have been recorded in the Province of Luxembourg. In the Flemish Region, Limburg records the most attractive prices for houses of all types, while western Flanders is the most affordable for apartments.

As regards the most expensive provinces, Walloon Brabant and Flemish Brabant hold this position in all categories.

The communes 

On the basis of all types of house (detached, semi-detached or town), in the third quarter of 2019, the least expensive commune in Wallonia was Hastière, with a median price of € 57,750, compared with Lasne, where the average was € 559,500, followed by La Hulpe, Waterloo and Rixensart.
In Flanders, Heuvelland was least expensive with an average price of € 150,000. Compared with € 725,000 in the commune of Sint-Martens-Latem, followed by Kraainem, Knokke-Heist and Rhode-Saint-Genèse.In the Brussels-Capital Region, the most attractive region was Anderlecht, where the lowest median price was € 279,000. The commune of Ixelles accounted for the highest median price, at € 670,000, followed by Woluwe-Saint-Lambert and Woluwe-Saint-Pierre.
